Olive Mount Redevelopment:

THE PLANNING OFFICER'S REPORT,
December 2002 (continued)

Other consultation responses

The Highways Division made a number of comments relating to the Transportation Assessment, proposed highway alterations and pedestrian movement.

The Trees and Woodlands Management Service objected to the original plans due to the loss of highway trees needed to construct the proposed roundabout access. Comments were also made on the impact of the development on trees on the site.

The Environmental Health Service commented that part of the site lies in Noise Exposure Category C due to road noise from Childwall Road and that the air quality calculations included in the submission do not allow for predicted increases in traffic.

The Neighbourhood Environmental Action Team made a number of points about the detailed specification and maintenance of the linear park.

Liverpool Urban Design and Conservation Advisory Panel welcomed the central green spine element in the scheme; felt that north-south pedestrian links should be developed; had mixed views on the proposed density pattern and the location of some of the housing for sale; were concerned about the homogeneity of and the lack of complimentarity between the individual components; were concerned at the management burden of the proposed park and the lack of play facilities for informal games; wished to see a more innovative approach to the planning and design of the Wimpey elements and avoid the common design branding of mass housing providers; and were concerned about the security of the proposed courtyard bungalow dwellings.

Sport England objected to the proposal because the development would lead to the loss of land last used as a playing field.

Merseytravel requested that the proposal provides fully accessible, safe and signposted walking routes to the bus stops surrounding the site; that public transport information is provided in the communal facilities building; and that the proposed works to the bus stop on Lake Road are altered to improve bus operation.

Merseyside Police made a number of detailed comments with regard to building design and site layout to improve security.

The Environment Agency and the Drainage Group have made a number of comments with regard to drainage from the site into the public sewer which will be covered by the Building Regulations.
