Olive Mount Redevelopment:

THE PLANNING OFFICER'S REPORT,
December 2002 (continued)

The Wavertree Society had the following comments on the original plans:

  • Support the idea of the linear park but consider that it is too narrow, that the proposed fencing will reduce its visual attractiveness and reduce recreational value, and that it will be difficult and expensive to maintain

  • Support the introduction of new pedestrian routes

  • Support the retention of the sandstone boundary wall and existing trees but question the loss of trees shown as hazardous

  • Consider that the buildings proposed for the southern and western boundaries are too high and too close to the boundary for the existing open aspect to survive The recreational value, visual amenity value and nature conservation value of the existing school grounds have not been considered

  • Rural views out of Wavertree Village Conservation Area will be destroyed by the proposals

  • The proposed HAT flats do not preserve the setting of the listed lock-up and Wavertree village green

  • The Wimpey flats will seriously harm the setting of the listed building "Mossfield" on the corner of Thingwall Road and Childwall Road

  • There is no need for the new housing

  • The demolition of the tower blocks is not necessary

  • The long straight streets and patio houses are alien to the existing character and townscape of Wavertree

  • The HAT flats have the appearance of a factory unit

  • The communal parking area and archway for the Wimpey houses at the junction of Thingwall Road and Wellstead Road will attract anti-social behaviour

  • There is a lack of wholehearted community support

The Save our City Campaign had the following comments on the original plans:
  • The school grounds are the last visible reminder of Wavertree's agricultural past

  • Wavertree is densely occupied and has little open space so the loss of the school grounds is objected to

  • Homes for HAT tenants should have been built on the footprint of the school and the remainder of the site (including the site of the tower blocks) kept as open space

  • Many trees are to be destroyed

  • The linear park is narrow with limited recreational value and is to be locked in the evenings

  • The three storey buildings will be visually obtrusive and will dominate the listed buildings close to the site

  • The proposals will harm Wavertree Village and Wavertree Garden Suburb Conservation Areas

  • The Olive Mount Community Centre is well used and should not be demolished

  • The Art Annex is architecturally attractive and should not be demolished

  • The sandstone boundary wall should be retained

  • Wellstead and Millstead Roads will not be capable of accommodating the traffic generated by the new development

Olive Mount Heights Tenants Association supported the proposal on the grounds that it will improve conditions for tenants and keep the community together and that the open space is well planned.
