SANDOWN HALL, Nether Alderley
DESIGN STATEMENT

THE LANDSCAPE CONTEXT
OF NETHER ALDERLEY
- EXISTING SITE FEATURES

The following features characterise the site:

Hedgerow and Hedgerow Trees:
These are located on the site boundaries along approximately 50% of the total length. The hedgerow adjacent to Bollington Lane has been maintained, however all others have been left to grow resulting in a dense screen 3m+ high. All hedges consist mainly of Hawthorn with Elder and Mountain Ash. Some mature Oak and Sycamore trees exist within the boundary hedgerows. There are also two lines of trees which follow old hedgerow alignments running east-west through the site. One tree is dying possibly as a result of agricultural practices including compaction under the tree canopy.

Woodland and Copse:
Willow Carr has developed on a former pond within the site, with ruderal copses developing on the north and eastern boundaries. Belts of woodland lie directly to the south and east of the site.

Pasture and Agricultural Land:
The site has a current Permission as Horticultural Nursery which would be relinquished. The site has been used to grow silage crop. In areas out of reach of farming practices and where hedgerows do not exist ruderal vegetation has established under trees or against boundary post and wire fencing. Adjacent to the site the land is used for grazing and crops.

Electricity Pylon and Line:
These run across the centre of the site dwarfing the scale of the trees and hedgerows.

Residential buildings and curtilage:
The nearest residential buildings are within the Yarwoods enclave to the west of the site.

Agricultural buildings:
Within the south-east comer of the site is a brick storage shed.

Track:
A stoned track gives access to the storage shed.

Public Footpath:
This lies to the north west of the site beyond the neighbouring field.

Planning Permission previously granted for a Bungalow:
This permission was granted in 1975 but never fully implemented. Footings have been laid.
