Summary of case

1. The proposals amount to a gross over-development of the site.

2. The consultation process was flawed and inadequate.

3. New building should be confined to the 'footprint' of the existing building in accordance with the Unitary Development Plan.

4. A parking lane should be provided for the entire frontage of Wellstead and Millstead Roads.

5. The roundabout in Thingwall Road should be re-thought.

6. Existing green open space should be retained instead of its replacement with the 'linear park.

7. The mature trees along Mill Lane and Childwall Road should be kept.

8. Social rented housing should continue to be relocated on its existing site in accordance with the LHAT 'preferred option' of 1998.

9. The existing community centre should be retained.

10. Two-thirds of the garages should be retained.
