Conditions

1 - The works hereby permitted shall be commenced before the expiration of 5 years from the date of this consent.

REASON: The time limit is imposed as provided for by section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990.

2 - The development hereby approved shall only be constructed in accordance with the submitted application as amended by the following revised plans:

received by the local planning authority on 22 February 2002.

REASON: For the avoidance of doubt as to the development authorised by this permission.

3 - Approval of the following details shall be obtained from the local planning authority and the development shall not commence until all the stated details have been approved:-

(i) all external works to existing buildings including making good where partial demolition is involved (ii) all alterations to boundary treatments and details of new boundary treatments
(iii) treatment to all land surfaces not built upon
(iv) alterations to existing entrances, windows and doors (internal and external)
(v) design and materials for all new windows and doors (internal and external)
(vi) method statement for refurbishment of original floor, wail and ceiling finishes
(vii) detailed design and materials for external balconies and canopies
(viii) detailed design and materials for the new lower ground floor circulation corridor
(ix) detailed design of glazed links between the new and original buildings
(x) details of copper and cedar cladding lengths and joint positions

REASON: These details are not included in the application and the Council wishes to ensure that they are satisfactory.

4 - Before any construction commences, samples of ail the facing and roofing materials to be used in the external construction of the new build elements of the development (including the imperial bricks to be used adjacent to the existing building) shall be submitted to and approved in writing by the local planning authority.

REASON: To ensure a satisfactory external appearance.

5 - The facing and roofing materials to be used in the external construction of the refurbished and converted parts of the building shall match those of the existing building.

REASON: To ensure a satisfactory external appearance.
